Welcome

This site will be set-up with four e-mails for billing, clubhouse rentals, property manager and board members for the convenience of residents.  In the event of an emergency, call 911.  The property management company is available for after hours and weekend issues.  Owners will be issued a password to download documents for real estate sales and other confidential matters.  It is anticipated that the password will be changed quarterly and the notices sent to owners.  Please look for the Rock Ridge logo in your mail for notices from the Association.

Rock Ridge has a secured page for electronic payment of dues, fees and deposits that can be activated should there be sufficient demand.

Water Shut-offs, Sewer
Clean-outs and Pilot Lights

The plastic coated red or yellow handled water shut-offs for each building are generally located in either the lower level A or B units in the utility closet; otherwise, the water will need to be turned-off in the meter pit outside. Always make a first and immediate attempt to shut the water off closest to the source of the leak, i.e. toilet, sink, water heater water turn-off.

The sewer clean-outs are located in the garage of the lower level A and B units. It is usually a black plastic pipe approximately 3” in circumference. Please leave access to these so that they are available in the event of a sewer blockage. The two upper units directly above the lower level unit are generally tied together. Only toilet paper (fast bio-degrading products) should be flushed. Items such as baby wipes and paper towels may stick to the interior of the pipe causing other waste to stick, creating a blockage resulting in a back-up in one or more units.

The gas water heaters have lighting instructions on them should the pilot light ever go out. On occasion the pilot light on the gas fireplaces may also go out. In this instance, please refer to your original manual, contact the manufacturer or enlist the assistance of a professional. The gas water heaters may require you to prime (push up & down) the gas knob while in the light pilot position.

 

Resident Responsibilities

Trash day is Wednesday or the day after if the HOA’s day falls on a holiday. Trash is not to be set out prior to the night before and must be bagged or in covered trash cans. This will avoid mice infestation.

Although the HOA makes an attempt during winter weather to clear handicap ramps, and stairs to Rio units (only source of ingress and egress), owners should care for their patios, stairs and outside their garage door. Residents are encouraged to scoop a container of salt/sand mix to place on icy areas on or around their units. A pile is normally located near the club house and in the parking lot of building 18602.

Use the pet stations on the east and west ends of the complex for bags and disposal of pet waste. The HOA pays $75 a week to remove pet waste from grassy knolls to avoid damage to grounds maintenance equipment. Some of this is due to bordering subdivisions that curb their pets in Rock Ridge.

Help with the community. Call the property management company to report conditions to assist with ongoing maintenance.

 

Owner Insurance Coverage

The HOA’s insurance is for the building envelope and only in circumstances not caused by or due to the negligence of owner(s) and/or occupant(s).  Items not covered include, but are not limited to, belongings, displacement from unit, lost rents, appliances, carpet, padding, trim, interior plumbing, etc.  The attached letter from Van Gilder Insurance Corporation is a guideline and not intended to make a determination of coverage for individuals.  It is recommended that your insurance agent review the declarations given to the buyer by their title company and contact Van Gilder with any questions.  It is important to read the declarations as items such as doors and windows are not covered by the HOA.
